Planning process initiated for #ConstitutionHill housing redevelopment

Dublin Central Councillors have agreed to begin the planning process for the proposed redevelopment of Constitution Hill housing complex in Broadstone.

As Chair of the Dublin Central Area Committee, I welcome the start of a process that will see a total of 124 homes built as part of a retrofit and new build programme.

The redevelopment plan will see a deep retrofit and extension of the existing three blocks and the construction of two new housing blocks and ten duplex houses. It is envisaged that the redevelopment will be advanced through two separate phases.

The initial phase involves the amalgamation and redevelopment of the northern housing block (the one nearest to Broadstone Depot), the construction of a new apartment block on the northern end of the complex and two duplex houses. In total, this phase will see approximately 49 homes delivered.

The second phase will provide for the redevelopment of the two other existing housing blocks, along with the construction of a new apartment block to the south of the complex and eight duplex houses at the rear of the Constitution Hill complex. It is expected that Phase 2 will see the remaining 75 homes.

124 homes will be delivered in the following way:

⁃ 42x 1 bedroom apartments

⁃ 54x 2 bedroom apartments

⁃ 18x 3 bedroom apartments

⁃ 10x 2 bedroom duplex houses

It is also worth noting that 15 of the 124 homes will be constructed to met Universal Design regulations, of which:

⁃ 7x 1 bedroom Universal Design apartments

⁃ 8x 2 bedroom Universal Design apartments

I expect the height of the proposed redevelopment will range between two and seven storeys. It will also include an enhanced public realm that will see a new landscaped garden, footpaths and planted areas with car-parking and bicycle spaces provided.
