#ParkgateStreet Planning Matters – July 2021

On Monday next, local Councillors will join our colleagues from the South Central Area Committee to consider a planning application relating to the possible redevelopment of the former Hickey’s site on Parkgate Street.
This application has been lodged with An Bord Pleanála as a Strategic Housing Development under the terms of the Planning & Development (Housing) and Residential Tenancies Act, 2016. I have outlined some of the main features of the planning application below:
LOCATION OF PLANNING APPLICATION:
42A Parkgate Street, Dublin 8.
KEY ASPECTS OF THE PLANNING APPLICATION:
- Construction of two development blocks, ranging in height between six and thirty floors.
- Block A, includes the possible construction of 198x ‘Build To Rent’ residential apartments, comprising:
- 73x Studio apartments
- 97x 1-bedroom apartments,
- 27x 2-bedroom apartments,
- 1x 3-bedroom apartments.
- 38x Bicycle parking spaces.
- Telecommunications infrastructure at roof level
- Approximately 909 square metres worth of office space across six floors in Block B.

PLANNING REFERENCE NUMBER:
The Case No. assigned by An Bord Pleanála to this planning application is 310567-21. Make sure to include this case number in any submission you wish to make on the application.
PLANNING REGSITRATION DETAILS:
Officials in An Bord Pleanála have advised me that this planning application was lodged on June 18th, 2021. Should you wish to see the full application and all documentation submitted to An Bord Pleanála, it is available online at http://www.parkgatestreetshd2.com.
In the event that you wish to lodge an observation on the planning application, it should be lodged in writing to Strategic Housing Unit, An Bord Pleanála, 64 Marlborough Street, Dublin 1, D01 V902 inclusive of the €20 fee on or before July 23rd, 2021. You can now also submit an observation on the application online via http://www.pleanala.ie/shd/applications/SHD_Obs_Online.htm.
WHEN IS A DECISION DUE TO BE MADE ON THIS PLANNING APPLICATION?
An Bord Pleanála is required under the Planning & Development (Housing) and Residential Tenancies Act, 2016 to set an indicative date upon which a final decision is to be made as to whether planning permission is approved or not. A decision is expected to be made on this planning application by October 7th, 2021.
