Montpelier Planning Matters – April 2025

Parkgate Street redevelopment proposal lodged.

As YOUR local Councillor, I strive to update you on development projects that could impact your neighbourhood. With that in mind, I write to share with you details of an application lodged with the Planning Department of Dublin City Council by WP Hueston Developments Ltd for the redevelopment of the former Westbrook car dealership along Parkgate Street.

The original application was lodged last month but was invalidated on the basis that some basic errors made. A subsequent application was lodged and has been subsequently registered by Dublin City Council and that took place on April 4th last.

LOCATION OF PLANNING APPLICATION:

23, 24 & 29 Parkgate Street, Dublin 8.

KEY FEATURES OF THE PLANNING APPLICATION:

  • Demolition of all existing buildings on the site, including  the former motor sales buildings, forecourt, car parking building and 29 Parkgate Street (with the exception of the facade either side of the existing gate). 
  • It is proposed that a mixed-use hotel and residential development be constructed, including:
    • HOTEL:
      • 4 – 6 storeys, over basement in height.
      • 155x en-suite bedrooms.
      • A licensed restaurant, public bar and all ancillary facilities/ services/plant associated with the hotel.
    • HOUSING:
      • An apartment complex and a single three-storey house to replace 29 Parkgate Street. The apartment complex consists of:
        • 2 – 5 storeys in height.
        • 22x apartments, including;
          • 11x 1 bedroom apartments
          • 11x 2 bedroom apartments
  • Access to the apartment complex will be from Parkgate Street.

PLANNING INFORMATION MEETING:

From speaking with householders along Montpelier Hill in the past, I know the potential redevelopment of this site is an issue of particular importance to you. It is with that in mind, that I have asked the Planning Department of Dublin City Council to host an Information meeting for interested Montpelier Hill householders to attend and to learn more about the application and seek clarity on areas of particular concern.
